A roof problem does not automatically mean you need a new roof. Sometimes a straightforward repair is enough. Other times, repairing one spot only delays a larger problem.
The difference usually comes down to where the damage is, how much of the roof is affected and the overall condition of the roof.
In these situations, a targeted repair may fix the problem without the cost of replacing the entire roof.
Age matters, but it should not be the only deciding factor. An older roof in good condition may still have useful life left. A newer roof with widespread storm or installation damage may need more extensive work.
You usually cannot see the full extent of roof damage from the ground. Water can also travel before appearing on a ceiling, so the visible stain may not be directly below the leak.
